  • Research your Home's Market Value and provide a CMA (Comparative Market Analysis). It's not an appraisal but it is an in depth look into your homes value!
  • Advise on a Competitive Listing Price.
  • Advise on Preparing your Home for sale.
  • Hire a professional photographer.
  • List your Home with CRMLS service. As a result, it will land on multiple listing services like Zillow, Realtor.com, and Homes.com, just to name a few.
  • Market your property: Showings, KW Agent Network, Onsite Flyers & Signage, Print & TV Ads (if applicable).
  • Take and Make phone calls and Manage Tour Requests.
  • Follow up with Potential Buyers or Agents.
  • Review & Advise on offers and negotiate with the Buyer or Agent.
  • Manage Purchase Contract timelines and due dates (Very Crucial).
  • Prepare required legal disclosures and review them with you.
  • Schedule inspections and appointments with the Buyer or Agent.
  • Renegotiate with the Buyer or Agent based on inspections and Disclosure findings.
  • Navigate the settlement process and close your home sale.

Even without an Agent be prepared to do the following.

A Realtor (me) can oversee the essential paperwork and help you to remain in compliance with the law and confusing legal requirements that must be followed to the letter.

When selling a home, here are a few requirements:

  • Seller must disclose, in writing, all details that can impact the desirability of the home.
  • A Lender will require Lenders Title Insurance, sometimes paid by the Seller. A Buyer should purchase Owners Title Insurance.
  • A Lender will require the use of a Licensed Escrow Agent to monitor the transaction.
  • Applicable Transfer Tax, HOA Transfer Fees, HOA CC&R Documentation, must be paid by Seller, Buyer or Both.
  • Seller must Disclose Natural Hazards: Wildfire area, Earthquake Fault Zone, Flood Hazard Zone, Area of Possible Flooding Due to Dam Failure, Seismic Hazard Zone.
